THE PROCESS
Consultation: From the Client's initial concept, we provide a free consultation and estimate. This incorporates a discussion of the Client's requirements and advice on the feasibility of the scheme, together with our opinion on whether Planning Permissions will be required or the scheme can be constructed under Permitted Development Rights.
Survey/Preliminary Drawings: We survey the premises, in order that preliminary drawings can be prepared, indicating the existing pemises and the outline scheme proposals. These plans are utilised to agree the scheme and convey the proposed premises layout to the Client and to enable the Client to feeback any comments.
Planning Drawings: The drawings are amended, as required, to reflect the Client feedback and meet Planning requirements.
Planning Submission: An Application is prepared and submitted to the Local Planning Authority, for either Planning Permission or a Certificate of Lawfulness of Development.
Approval can take up to 8 weeks.
Building Regulations: Drawings and Specification are prepared and submitted to Building Regulations Approval.
Construction: Quotations can be obtained based on the drawings and specification produced. We can assist in the selection process, together with contract arrangements, construction liaison and site inspections, as required.
