It is becoming common practice for Sewage Utility Authorities to impose restrictive requirements for connection to sewerage and water infrastructures, in the locality, on the basis of lack of capacity within their respective networks and the prolaimed environmental impact. Planning and Condition Reports
• Flood Risk Assessment: A planning submission requirement, where a development is located in:
- Flood Zone 2 or 3 areas
- Surface Water Flood Risk area
- Planning Authority designated areas of future increased flood risk from any sources
- Critical Drainage Area
- Sites areas of at least 1 hectare
- Proposed usage will increase the vulnerability classification in terms of flood risk.
• Surface Water and SuDS Drainage Strategy Reports: A planning submission requirement where
the planning proposals could affect drainage on or around the site, for both minor and major developments.
